A pool can look fantastic from the patio and still be quietly draining your wallet. A failing pump bearing, a heater that has not fired in years, a slow plumbing leak, or plaster that is nearing the end of its life are all invisible until you go looking. Then we move to the pool itself, reviewing the plaster, tile, coping and deck for cracking, hollow spots and wear, and confirming the returns and skimmer are pulling and pushing water the way they should.

We finish with the things that protect people: the fence, the gates, the drain covers and the electrical bonding. When we are done you do not get a verbal shrug and a "looks fine." You get a written report with photos and plain-language notes you can actually use.
